In today's complex marketplace and challenging economic climate, making the right choice of agent has never been more important. Here are some of the points to bear in mind when selecting the right commercial properties agent.

Look for strong local knowledge - the agency should have a deep understanding of the commercial property market in your area. Ask what previous successes they have had. Have they been able to find occupants for properties similar to yours?

You should also ask about their financial security. The last thing you want is a commercial property which is unlikely to be around next week or next month.

Equally, as with any other service, reputation is everything. If someone you know is able to recommend an agent to you, you're probably likely to be happier with the service they provide.

Agencies use a variety of methods to market properties in the commercial sector, including email campaigns, leaflet drops, the Internet and the media.

Ask any potential agent about the number of prospective tenants they will reach, and how, and what information will be given out about the property. Will there be maps, photos or virtual tours?

Finally, find out how easily a would-be occupier can get in touch with the agent about your property.

Spend some time and do your research to find the right agent and any dealings with commercial properties will be a lot more straightforward and profitable.
